Most Sydney apartments built before the 2000s still have single glazed aluminium windows. They let in traffic noise, turn west-facing rooms into ovens and leave water on the sills on winter mornings. Double glazing fixes all three, and in a strata building it has to be done in a way the owners corporation can approve and residents can live with.

What changes when a unit is double glazed

  • Street, rail and aircraft noise drops sharply, up to 45dB with acoustic laminated glass
  • Heating and cooling run less, because the windows stop leaking heat in winter and letting it in during summer
  • Condensation and the mould that follows it are greatly reduced
  • Draughts stop, because new frames seal properly against the sash

Replacing windows in one unit

In most strata schemes the windows are common property, so a single owner usually needs approval from the owners corporation before replacing them, and sometimes a by-law. We help individual owners put the request together, with product details, a matching colour and frame style, and confirmation that the work will be done by a licensed installer. See our guide to body corporate window replacement for how approvals usually work.

Replacing windows across the whole building

A whole-building program is usually cheaper per window, keeps the facade uniform and deals with the approval once. We prepare an itemised proposal for the committee, stage the installation floor by floor, and give the strata manager one project manager to deal with from site walk to handover. Details are on our strata window replacement page.

uPVC or aluminium for an apartment

We install both. uPVC gives the best insulation and noise reduction; thermally broken aluminium keeps the slim look of the original frames. Our comparison page explains when each one makes sense.

Common questions

Questions from committees and owners

Not properly. A double glazed unit is thicker and heavier than a single pane and needs a frame built to carry it. Secondary glazing, a second pane fitted inside the existing window, is a different product with smaller gains. Replacing frame and glass together gives the full thermal and acoustic benefit.
Usually, yes. Windows in external walls are generally common property in NSW strata schemes, so the owners corporation must approve the work and may require a by-law. Check your strata plan and by-laws or ask your strata manager. We can supply the product information the committee needs.
A typical unit takes one to two days once the windows are made. Whole-building programs are staged so each unit is disrupted for as short a time as possible.
It reduces it a great deal, but how much depends on the glass specification and how well the window seals. Acoustic laminated glass with two different pane thicknesses in a well-sealed frame gives up to 45dB of reduction. We specify the glass for the noise source.
