Standard aluminium windows are the reason so many Sydney units are hot in summer, cold in winter and wet with condensation on a July morning. The metal carries heat straight from one side of the frame to the other. A thermally broken frame splits the aluminium into an inner and an outer section joined by a low-conductivity insulating strip, so the inside face stays much closer to room temperature. You keep the look, strength and slim sightlines of aluminium without the cold frame.

Why strata buildings choose aluminium

Many owners corporations want the facade to look the way it always has. Most Sydney unit blocks built from the 1960s onward were fitted with aluminium, and a thermally broken system lets a building replace like with like, keeping a similar profile, colour and sightline. That often makes the approval conversation simpler, because the external appearance barely changes.

Aluminium also handles large openings well. Wide balcony doors, tall living-room glazing and high-rise elevations with higher wind loads are where a strong, slim metal frame earns its place.

What a thermal break changes

  • Less heat moving through the frame, so units stay cooler in summer and hold warmth in winter
  • A warmer inside face, which cuts the condensation that runs down cold aluminium frames and feeds mould on sills and curtains
  • Room for double glazed units with Low-E and acoustic laminated glass, which old single glazed frames cannot carry
  • Powder-coated finishes in a wide colour range, so the new windows can match the building or update it

Every proposal lists the system, glass make-up and performance rating for each window type, so the committee and strata manager can compare quotes on the same basis. We confirm wind and water ratings for the height and exposure of the building, safety glass where the code requires it, and window safety devices on openings that need them.

The frame is made in two aluminium sections, inside and outside, joined by an insulating strip that conducts very little heat. That break stops the frame acting as a bridge for heat and cold between outside and inside, which is the main weakness of standard aluminium windows.
A thermally broken frame performs far better than standard aluminium. A multi-chamber uPVC frame usually still insulates better again, but the glass makes up most of a window, so a double glazed thermally broken window is a major upgrade on old single glazed aluminium. Usually, yes. Aluminium frames can be made with sightlines close to the originals and powder coated in a matching colour, which helps when the owners corporation wants the building to look the same from the street.
Yes. Installation is staged floor by floor or unit by unit, residents are told the timing in advance, and each opening is replaced and sealed on the same day wherever possible.
